PlanSud is an architectural firm specialising in the construction, renovation, alteration and extension of villas on the Côte d’Azur, for both the exterior and interior.

Areas of work

Most of our clients originate from the North of Europe, and many of course, are Dutch. We work mainly in the area between Monaco and St. Tropez, however we exceptionally go further afield, such as the north of Spain for example.

Work process

Each project is basically designed from inside outwards, working from thoroughly analysed layout plans. Often, a large dining-kitchen, forms the centrepiece of the living area.

The environment is a major consideration such as sun, shade and the views.

The plans are refined from rough primary sketches to fully detailed documents. We attribute great importance to the details of all elements such as the kitchen, bathrooms, cupboards, lighting and electricity.

In summary, PlanSud is a service-providing firm that creates a customised solution for each individual client. We work for- and with the client, as it should be, and not otherwise

We are fully informed of local development planning and are well connected at the urban services of most municipalities and the supervising architects. Our Planning Permit dossiers are of an extremely high quality, whitch facilitates the obtaining of the relevant Authorisations

We prepare and organise the tendering process with the various contactors, in order to arrive at a competitive building price. In France, these procedures may vary from the ways they are done in the U.K. or the Netherlands for instance.

Subsequently by means of strict site management, we expedite the progression of the works from beginning to final handover. A great design forms only a fraction of the success of a project, as a serious building survey is equally important. We anticipate avoid problems, so that the final construction becomes a stress-free experience.

Our story

PlanSud Architects, was established in 2004 and is a continuation of the architectural firm of Gerrit Neef who at that time had already worked for 30 years in the south of France.

PlanSud is closely related to HulskerArchitecten in Haarlem in the Netherlands, a mid-sized firm with an extensive portfolio of projects, and among others a speciality in Villa’s and Estates.

Architect Heiko Hulsker M.Sc., is director of that firm in Haarlem as well as in Antibes, where he is associated with Chris van Lieshout, also M.Sc. of Delft University. Chris started working in Haarlem, but has now been with PlanSud for 10 years. Heiko divides his time between the two offices and travels very regularly to Antibes. But clients can also, if it is more convenient, meet him in Haarlem.

Our team

Our process

Concept

We advise on site suitability, engineering requirements and undertake Resource Consent work where necessary. The initial brief covers your wish-list alongside the anticipated budget. The sites north orientation, any vegetation, views, and adjacent properties are considered at concept stage.

Collaborate

The most enjoyable home is one designed specifically for the client and the characteristics of the site. Working together at design stage we ensure a balance between the brief, the site and the budget. The most suitable materials & finishes are suggested, with particular attention to creating a low maintenance, well-performing, low energy home.

Construct

When the working drawings are complete and Master Build (fixed price) Contract signed, the documents are lodged with the Local Authority. Work commences when the Building Consent has been granted. We schedule a time-line for the build and arrange for regular on-site meetings with you to discuss any questions and update on progress.

Complete

When the home is finished, a completion certificate is signed, Compliance Certificate issued by the Territorial Authority, final money is paid and you take possession. In due course we undertake a maintenance inspection and any remedial work is completed.
